Foreclosures: Prime Borrowers Are The Latest Victims.

Prime Borrowers = people like you and me.

I have one client who, until recently had excellent credit, and lives in a  3000+ sq. ft. — 5 bd. / 3 ba–  home, which will soon be the property of the bank.  His retail business hasn’t just slowed, it’s fallen off the cliff.  The retail mall he is in is becoming a ghost town.  He has days when the cash register does not even ring.
He asked me to sell a small (around 800 sq. ft) 2 bedroom 1 bath rental that he owns free and clear and I was able to convince him to keep it.

He has taken my advice and is currently renovating the property and preparing to move into it.  Its a HUGE step down for him but I told him that when he’s done he will have the envy of many a man in Fresno (including me);  he will be living in a home he can call his own which places him among a small minority.


He isnt going to have those $3000.00 a month payments to make. HOW SWEET IS THAT!

WHAT ARE THEY DRINKING???

A first time home buyer makes an offer for quarter of a million dollar home, puts up $8750.00 and asks the seller (more often than not: A BANK) to pay the closing costs. Closes on the the home then gets a $8,000 tax credit.
Assuming you have the credit and income, buying a $250,000 home today is almost without risk and can be done almost entirely using OPM (other people’s money)

BUYER HAS NO SKIN IN THE GAME ON A QUARTER OF MILLION DOLLAR HOME!!

THIS MAY BE GOOD NEWS FOR BUYERS, BUT IS IT REALLY GOOD FOR AMERICA???

My Punch and Judy Puppet Theatre




On Sunday our church had a talent show and I decided to take a crack at doing a puppet show. I hadn't done one for years. I had frozen shoulder(s) for 2 1/2 years and could not operate them.

Just so you know, I built the stage and all the puppets you see; sculpted them, painted them, sewed their little outfits etc. Then I wrote my own script.

Bargin Agent....

This picture pretty much sums up what you get.

Instead of having a Supra box that all allow all agents to access the property, this agent is using a BARGINBOX.

So I arrive to preview, can't access, and the agent doesn't answer his phone.

Worlds Largest Mall and Emptiest City

"The largest mall in the world turns out not to be the famous Mall of America in Bloomington, Minn. It’s the South China Mall outside of Guangzhou, China.".  Read more and watch the video HERE.

The mall is trumped by this EMPTY CITY.

All, no doubt, the product of GOVERNMENT STIMULUS.

Pickled Turnips


I love those pickled turnips that they serve at Broilers with shawarma so I am making a second attempt at making them.

To fill this jar I cut up two large turnips and on med beet. I made a simple pickling solution: 1/2 cup of white vinegar; 1 1/2 cups hot water; 1 Tbs kosher salt; 1/4 tsp sugar.

My first attempt I used... some celery leaves and a jalapeno and a higher ratio of vinegar to water. It really picked up the flavor of the celery and the jalapeno made it too hot for my wife. I thought it was too vinegary.  Didnt stop me from eating them :) We'll see how this goes.

Pfizer to Leave New London

We turn now to New London, Connecticut, the site of one of the nation’s most disputed eminent domain cases. In the 1990s, the city’s leaders announced plans to condemn and seize all of the homes in the New London neighborhood of Fort Trumbull to make way for a new private development project, which was to include a hotel, office buildings, retail shops and restaurants.
The proposed $75 million project was part of the city’s efforts to spruce up the area for pharmaceutical giant Pfizer, which had agreed to construct a $300 million research facility adjacent to Fort Trumbull. The city claimed the project would create 3,000 jobs.

Several homeowners refused to give up their homes, and their case made it all the way to the Supreme Court. In June, 2005, the court ruled by a 5-4 majority that New London’s seizure of the homes for private development was a permissible “public purpose.” The decision, Kelo v. New London, infuriated millions of property rights advocates across the country.

After the decision, the neighborhood was bulldozed.

I originally started blogging on Blogger but being the DIY, total control freak guy I am, I was convinced that having more control over the blogging environment vis a vie a program like Wordpress or Typepad would work best for me.

NOT!

BTW, if you follow the Typepad link you will see that they say:

"The Best Blogger Use the All New Typepad"


Well, its a little known fact, but one I'm willing to share: I am not one of the BEST BLOGGERS.

Eventually I realized the time and effort to maintain my stand alone Wordpress site justwasn't for me.
Installing ever "new" updates for Wordpress consumed a LOT of time.  Add to that all the time I spent recently after someone HACKED into my blog --- >> switching back to Blogger was a no-brainer.

My biggest problem has been that I wanted a blog for my Real Estate business, and blog for my photography and art interest, and personal blog in order to compartmentalize my various interest.  Well, I just said "to hell with it" and decided to have a single blog under my name.  I hope it works. The other route is just way too much of a hassle.  I may maintain my blog on Active Rain, but even that is hassle.

What it means for the readers, if there are any, is that they will be served the potpourri which is me :  Real Estate, Art, Photography, Puppetry, Religion, Community Events, or just whatever happens to be on my mind.
